Building Affordable Homes for Single Mothers and Youth in Need

Our Plans

The goal for our renovation home space is for single mothers and youth to have a loving, affordable, and safe environment. Our home development establishes guidelines for growth and expansion in Florida, Georgia and Tennessee through the year 2030. This plan contains our vision and maps of how we will achieve the construction part of the housing project. Donations are needed to help build and/or renovate townhomes, single family homes, and apartments for those in need. Christian Habit Charities is certain to face increased pressure to grow and change but we know with your help and that of others, we will succeed in helping those most vunerable. Please consider our 501c for your next donation, anything helps!

Costs Associated with Constructed Facilities

The costs of a constructed facility to the owner include both the initial capital cost and the subsequent operation and maintenance costs. Each of these major cost categories consists of a number of cost components.

The capital cost for a construction project includes the expenses related to the inital establishment of the facility:

  • Land acquisition, including assembly, holding and improvement
  • Planning and feasibility studies
  • Architectural and engineering design
  • Construction, including materials, equipment and labor
  • Field supervision of construction
  • Construction financing
  • Insurance and taxes during construction
  • Owner's general office overhead
  • Equipment and furnishings not included in construction
  • Inspection and testing

The operation and maintenance cost in subsequent years over the project life cycle includes the following expenses:

  • Land rent, if applicable
  • Operating staff
  • Labor and material for maintenance and repairs
  • Periodic renovations
  • Insurance and taxes
  • Financing costs
  • Utilities
  • Owner's other expenses

There are many options for donating your home, second home, commercial building, raw land, farm, or other real estate to C.H.Charities .

A gift of real estate could be right for you if:

  • You own real estate for which you no longer want to be responsible.
  • You are willing to donate your home if you can continue to live in it.
  • You own real estate that you are willing to sell to us for a bargain price.
  • You own real estate that you are willing to donate if you get income in return.
  • You want to save income taxes.
  • You want to make a generous gift to C.H.Charities.

How It Works

Here are some common techniques for making a gift of real estate to C.H.Charities.

  • Give your real estate now.
  • Give your home now, but continue to live in it as long as you wish.
  • Give your real estate now and receive payments for life.
  • Give your real estate through your estate.
  • Give a portion of your real estate and keep the rest.
  • Sell your real estate to us for less than its appraised value.
